Heating a home that predates ductwork.

Heritage Hill's housing stock runs from the 1880s through the 1920s: balloon-framed Victorians, foursquares, and landmark homes like the Frank Lloyd Wright-designed Meyer May House. Many still heat with cast-iron boilers and radiators, or with forced-air systems retrofitted decades ago onto gravity 'octopus' duct layouts that were never engineered for modern static pressure.

Balloon framing means open stud cavities running basement to attic, plaster-and-lath walls, and stone or brick foundations. Snaking new ductwork through that structure without demolition is often impossible, which is why the right cooling answer here is usually a ductless system or a carefully engineered high-velocity retrofit rather than a conventional central AC. Electrical service is the other constraint: homes with older panels (and sometimes legacy knob-and-tube branches) need an electrical review before any heat pump with electric backup heat goes in.

Because the district is protected under Chapter 68 of the Grand Rapids City Code, exterior work needs a Certificate of Appropriateness from the Historic Preservation Commission, and the city's zoning rules require ground-mounted equipment to sit in a side or rear yard, at least three feet off the lot line, screened from street view. Placement planning is not an afterthought here; it is the job.

Cooling without ducts or demolition

Ductless heat pump systems cool room by room with a small wall penetration per head - no soffits, no chases cut through plaster, no lost closets. Line-set covers can be routed on rear elevations to stay out of street view.

Keep the radiators, add comfort

Radiator heat is quiet, even, and worth preserving. We repair and maintain boilers so the original system keeps doing its job, and we're honest about when replacement actually pays off versus another repair.

Equipment placement that passes review

Condensers in the district need to be out of the public right-of-way's view: rear-yard placement, three feet off lot lines, screened. We plan placement and screening up front so your project doesn't stall in review.

What rebates apply to a Heritage Hill home in 2026?

Consumers Energy's 2026 heating and cooling rebates (verified July 2026 on consumersenergy.com): $300 for a 97%+ AFUE furnace ($100 at 95-96.99%), $300 for a SEER2 16+ central AC ($150 at SEER2 15.2-15.99), $300 for a qualifying air-source heat pump, $350 for a SEER2 17+ ductless mini-split heat pump, and $65 comprehensive tune-up rebates. Equipment must be installed by a participating contractor between Jan 1 and Dec 31, 2026. The $350 ductless mini-split rebate is especially relevant in Heritage Hill, where ductless is often the right retrofit for homes without duct chases.

The Michigan Home Energy Rebates program (MiHER, run by EGLE) is live and accepting applications from income-qualified households: HEAR rebates of up to $8,000 toward a heat pump are available at or below 150% of area median income, with written pre-approval required before work begins. The federal 25C tax credit is gone: it ended for equipment placed in service after Dec 31, 2025, so be wary of any contractor still quoting it. Michigan Saves green-bank financing remains available through authorized contractors.

One more Heritage Hill note: Grand Rapids city water comes from Lake Michigan and averages about 8 grains per gallon (the city's own 2025 water analysis), moderately hard - enough that boilers, tankless water heaters, and humidifiers here benefit from regular descaling and maintenance.
