Out on the township's wooded acreage, the picture flips: sprawling 1970s-90s estates with vaulted ceilings, long duct runs, and second stories that never quite match the thermostat. Many of these properties run on private wells with hard, iron-rich water - tough on humidifiers, tankless water heaters, and boiler heat exchangers - and homes beyond the gas mains heat with propane, where every winter's fuel bill stings. That's exactly where a dual-fuel heat pump (heat pump does most of the season, the furnace covers the deep freezes) earns its keep.

Propane bills on estate properties

A cold-climate heat pump running the shoulder seasons and mild winter days can displace a large share of propane use, with the existing furnace as backup. We model the crossover point for your actual home, not a brochure average.

Hard well water vs. your equipment

Iron-rich well water scales tankless water heaters and calcifies humidifier pads fast. We spec equipment accordingly and are candid about when softening or filtration needs to come first.

What can an Ada homeowner claim in 2026?

Consumers Energy's 2026 heating and cooling rebates (verified July 2026 on consumersenergy.com): $300 for a 97%+ AFUE furnace ($100 at 95-96.99%), $300 for a SEER2 16+ central AC ($150 at SEER2 15.2-15.99), $300 for a qualifying air-source heat pump, $350 for a SEER2 17+ ductless mini-split heat pump, and $65 comprehensive tune-up rebates. Equipment must be installed by a participating contractor between Jan 1 and Dec 31, 2026. For propane-heated estates, note the air-source heat pump and ductless rebates apply on the electric side of a dual-fuel conversion.

The Michigan Home Energy Rebates program (MiHER, run by EGLE) is live and accepting applications from income-qualified households: HEAR rebates of up to $8,000 toward a heat pump are available at or below 150% of area median income, with written pre-approval required before work begins. The federal 25C tax credit is gone: it ended for equipment placed in service after Dec 31, 2025, so be wary of any contractor still quoting it. Michigan Saves green-bank financing remains available through authorized contractors.
